The modular house model MG3 is our proposal for a building with modern architecture, in a fashionable "house-barn" style, consisting of four modules, delivered as finished parts of the building to the Investor's plot and put together into one whole. Parts of the building are made entirely in our production plant and brought to the construction site. The assembly of the house takes one day, and additional work extends the construction time to a maximum of three days.
The MG 3 house is available in 17 variants - in various external dimensions, surfaces and functional layouts. The basic variant of the house has a usable area of 38.5 m2 and an area measured along the floor (with slants) of 47.5 m2. The largest variant has a usable area of 71.8 m2 and a floor area of 87.3 m2. The external dimensions of the house start in the basic version from 6.6 x 5.1 m, up to 10.7 x 6.1 m in the largest variant. Each subsequent variant of the house is larger and more comfortable than the previous one. All variant versions of the house can be built both in the building permit procedure and in the house on application procedure. We offer the house in a year-round or holiday version. The all-year variant is energy-saving, very well insulated and equipped with installations that allow comfortable living in it all year round. The architectural style we used in this project is minimalist and modern. The external appearance of the house is based on a combination of a wooden façade with finishing elements made of steel sheet. Finishing materials and colors of the house can be freely changed, adapting it to the requirements and tastes of the customer. MG 3 has a compact rectangular body covered with a roof with an angle of inclination of 37 degrees, with a roof protruding above the terrace to protect against precipitation and excessive sunlight, and with a large glazed gable, opening the living room and bedrooms in the attic to the surrounding garden. The building can be freely expanded - after the base 4 modules have been assembled, if the need arises later, you can add more parts of the house - subsequent modules. Each house module is a separate structurally closed whole, which is why the house can be dismantled many times and moved to another place.
MG 3 modular house from the outside
The external façade of the MG 3 modular house is finished with natural wood cladding - made of painted, secured slats. As an option, the facade finish can be made as a mix of wood and seam sheet on the walls, or finish the walls with Vox Kerrafront or Vinylit panels. The roof of the building is covered with a seam sheet. The colors of the house can be freely modified - according to the customer's requirements.
The colors of the external façades can, for example, be: a mixed two-color wood and graphite, or completely dark - black. Depending on the selected version of the house, the size and arrangement of the windows can be changed - always with a characteristic large window from the living room to the terrace. The MG 3 modular house is made on a steel floor frame, which is an element of the module structure, with steel elements reinforcing the walls and ceilings of the building. The house modules are placed on concrete point foundations. Each of the modules is a compact, integrated whole, thanks to which the house can be easily transported and rearranged.
Interior of a modular MG 3 house
The interior of the basic variant of the MG 3 modular house consists of a living room, a kitchenette, a bathroom and a storage room on the ground floor, and three bedrooms in the attic. The functional and utility program ensures free use of the house by two to four people, using it as a year-round building or a summer house - according to the Investor's needs.
The MG 3 model, in addition to the base variant, has an additional 16 versions with increased external dimensions and usable space, and a more or less extensive functional program. The largest variants of the house have an additional room on the ground floor, a larger living room, and three bedrooms, a dressing room and a second bathroom in the attic. The interior of the house in each option is completely finished - with wall, floor and ceiling linings. Additionally, you can order a fully furnished house, with sanitary facilities and household appliances. The walls of the rooms are finished with natural wood cladding combined with Strama board inserts, or PVC cladding, or possibly with Fermacell boards (on request). The ceilings of the house are made of natural wood from slats, or alternatively of panels made of Strama boards. An additional decorative element of the ceiling of the ground floor, adding attractiveness to the interior, are the wooden beams of the ceiling protruding below the ceiling line. The walls in the bathroom can be finished - depending on the customer's choice: PVC panels, Kerradeco or Fibo - in combination with fragments of wood. The floors of the MG 3 modular house are finished with Lentex high-abrasion PVC vinyl flooring as a base, or alternatively with vinyl panels or layered boards. In the Premium version, the house is offered as fully furnished, with furniture made of laminated boards, wood-like texture or in a single color. Household appliances, sanitary utensils and upholstered furniture are elements that can be ordered in the house specification - depending on the selected equipment option.

Parameters of the modular house MG 3
The MG 3 modular house in the basic version has external dimensions of 6.6 x 5.1 m. Larger variant versions are also available (8 x 5 m, 9 x 5 m, 10.6 x 5 m, 6.6 x 5.5 m, 8 x 5.5m, 9 x 5.5m, 10.6 x 5.5m, 6.6 x 6m, 8 x 6m, 9 x 6m, 10.6 x 6m). Each of the versions has a different layout of the rooms, and the rooms themselves are larger. The structure of the building consists of a lower steel floor frame - painted or galvanized, with reinforcement of walls and ceilings made of steel structure, which gives rigidity to the module.
The rest of the structure - walls, roof, floors, ceilings - is made of a wooden frame made of C24 certified wood. The house was designed in accordance with the standards for frame construction, so that it meets the strength requirements. The additional steel structure is the core - the main skeleton of the building structure. Steel elements are hidden in structural layers and well thermally insulated to avoid thermal bridges in the building partitions. The walls, roof and floors are insulated: thermally, anti-moisture, windproof and vapor barrier - with mineral wool, foils and membranes. Partitions have been designed to ensure diffusion openness, tightness of external partitions and good vapor barrier. Regardless of whether we choose a year-round or summer house, thermal insulation has the same thickness: 20 cm in the walls, 25 cm in the roof, 20 cm in the floor. Finishing of individual surfaces: floors - construction boards and final flooring. Finishing the walls and ceilings from the inside - with natural wood cladding, Strama boards, plasterboards or Fermacell. Finishing of external walls - with natural wood cladding (facade board), or alternatively seam sheet, or possibly facade panels - e.g. Kerrafront or Vinylit. Roof finish - seam sheet. External window and door woodwork - 2- or 3-pane PVC windows. External doors - insulated steel. Interior doors - made of varnished board, e.g. Dre, or on request, of varnished waterproof board.

Water and sewage system with power supply and sewage disposal under the floor of the house, with a water drain
Heating installation to choose from - electric radiators with programmers and thermostats, or electric underfloor heating, or central heating installation from a gas cylinder boiler or powered by an air-to-water heat pump with heat distribution by radiators or underfloor heating.
Domestic hot water, with a capacity of 50 or 80 L, or a instantaneous hot water heater in a gas furnace, or a heat pump.
Ventilation: in houses in the summer variant, exhaust ventilation with ventilation grilles + window air vents in the windows, in all-year-round houses, we suggest the use of mechanical ventilation with recuperation: with a central recuperator, or alternatively, wall recuperators.
Air conditioning: we offer a split air conditioning installation with an indoor unit in the living room.
Elements of a smart house: we can additionally offer an alarm installation, and management of heating, hot water and mechanical ventilation from the position of the application on a mobile phone.

Plans of the MG 3 modular house


The interior of the MG 3 modular house in the basic variant consists of: on the ground floor - a living room, a kitchenette, a bathroom and a utility room, and in the attic - three bedrooms. The base version of the house has a small usable area. Individual rooms are not large, but they have been designed and furnished in a functional and ergonomic way. We get inside the house through a wide door in the side elevation under a small roof, straight to the living space of the ground floor. On the sides there is a wardrobe, a cabinet for shoes and hangers.
Next we go to the living room, with a large glazed opening to the terrace, with the width of the entire gable wall. The living room has a seating area with a corner sofa and a fireplace wall, beautifully exposed stairs to the attic, and a dining area with a table and chairs. On the other side of the house we have an L-shaped kitchen with upper and lower cupboards, a built-in fridge, a hob and a sink, a comfortable bathroom with a shower cabin and fittings for a washing machine and boiler, and a practical utility room - storage under the stairs. The glazing in the living room brings a lot of light into the interior and optically enlarges the living room. In the attic there are three sleeping rooms - a master bedroom and two additional (children's) rooms. Each of the rooms has a built-in wardrobe and a full-size bed. The house is designed for a family of 4, but it can also be a house for 2 people. Using a sofa bed in the living room on the ground floor, it can accommodate up to 6 people at a time. The remaining 16 variant versions of the MG 3 modular house have increased external dimensions and usable areas - from the basic 38.5 m2, up to 71.8 m2 of usable space in the largest variant of the house. The area of a house with an attic floor with slants is always larger by an additional 10-15 m2. Variant projections of the MG 3 house are shown below.

Variants of the MG 3 modular house
We offer the MG 3 modular house in 16 variants plus the base variant. Each subsequent variant is larger - it has increased external dimensions, thanks to which we can choose houses from 38.5 m2 to 71.8 m2 of usable area, and from 45.3 m2 to 81.5 m2 of total area. The external dimensions of the houses are from the smallest house: 6.6 x 5.1 m, to the largest: 10.7 x 6.1 m.
Depending on the selected variant of the MG3 modular house, the interiors include programs with a living room, one bathroom and three bedrooms in the attic, or with a living room, two bathrooms, an additional room on the ground floor and three bedrooms in the attic. Below we present the projections and basic parameters of the variant versions of the MG 3 house. The presented versions are examples of the possibilities that can be obtained from a house of this shape and parameters.
